Will I need to provide my tenants with a new assured periodic tenancy agreement from 1st May 2026 and provide my landlord with a copy?

No, as from 1^st May 2026 any Assured Shorthold Tenancy will automatically become an assured periodic tenancy.  You do not need to enter into a new tenancy agreement with your existing sub-tenant.  Any fixed end date in your original tenancy agreement will no longer apply, and the agreement will be deemed to be subject to the terms of the new Act. There is no need to advise us of the change.

You should also make sure you have given the new Information Sheet which can be downloaded at https://www.gov.uk/government/publications/the-renters-rights-act-information-sheet-2026  to your current sub-tenants by 31^st May 2026.
